A large parcel and two nearby carriers can create a persuasive acquisition story. The campus still needs usable pads, drainage, utility reservations, independent routes and room to build the next phase. Those requirements compete for the same land.
Drainage works, service roads, electrical corridors and construction access may look like spare land in a concept plan. They can be the reason a later phase is possible. Reserve their functions before optimizing the first building pad, and identify where temporary works could become permanent constraints.
Two carrier names do not establish diverse paths. Shared ducts, crossings, easements or entry points can create a common failure exposure. A nearby route also needs a deliverable last mile. The owner needs the appointed carrier and technical teams to establish the physical paths and any common segments.
We would bring site layouts, title and access information, route evidence and specialist investigations into the same comparison. Where material evidence remains open, the owner should understand what land conditions or decision gates are needed before the next commitment. A smaller viable phase may be preferable to an unsupported full-campus claim.
The accepted development basis should explain the initial footprint, protected future corridors, rights still required and infrastructure needed before each phase. Later design and tenant changes should be checked against those reservations. This is how site selection connects to campus delivery rather than ending with a shortlist.
