We own the problem between the packages
A tenant team can define its requirements, an engineer can design an appointed system and a contractor can complete a package without resolving who receives the remaining campus capacity. Sitebraid takes on that shared development problem. We connect the choices, bring a viable route to the owner and carry the appointed actions through to the agreed result.
Where the appointment begins
Bring us in when a funded campus has competing tenant requirements, infrastructure dependencies without an accountable lead or an opening phase that no longer fits the original assumptions. Our starting point is the outcome that has stalled and the effect of changing it on every other commitment. The campus challenges describe the situations this can create.
Three ways to use the team
For a new location, we establish whether the land and shared systems can support the intended phases. For a blocked campus, we reconcile the commitments and resolve the agreed dependency. Who retains which responsibility
The owner retains investment authority, tenant commitments and acceptance of material changes. Sitebraid carries the agreed cross-disciplinary development scope. Appointed engineers, counsel, utilities and contractors retain their professional, statutory and contractual responsibilities. We work alongside those teams, not as the general contractor and not as a substitute for regulated design.
A responsibility must have a boundary
Before mobilization, establish the current baseline, required result, availability of the project team and the decisions that remain with the owner. What a useful outcome looks like
If two phases rely on the same available power, the result is not another capacity summary.
